Reading the Cracks – A Screeder’s Guide

Our screeders can tell a lot just by looking at the floor. Every crack tells a story about what happened during and after the pour. For a self-builder or renovator, learning to read these signs is invaluable. It helps you work out what’s cosmetic and what’s foundational problem you can’t ignore. Here’s what to look for.

1. The Initial Shrinkage:

  • What you’ll see – Random, fine cracks that appear shortly after the screed is poured. This is caused by “plastic shrinkage,” where the surface dries just a little too fast right at the beginning.

  • Is it a problem? No – A few surface cracks are part of the process and won’t affect the final performance.

2. The ‘Spider-Web’ Effect (Crazing):

  • What you’ll see – A pattern of very fine, shallow cracks across the surface that appears as the screed cures over weeks. This is standard “drying shrinkage.”

  • Is it a problem? No – These are only skin-deep. Your floor adhesive will fill these without any issue when you lay your tiles or wood.

3. Forced Drying Cracks:

  • What you’ll see – Larger, more noticeable cracks, often looking quite jagged. This happens when the screed’s environment isn’t carefully controlled—such as direct sun from a window or a dehumidifier placed too close.

  • Is it a problem? Yes – This can create weak spots. The screed was stressed as it cured, and these cracks may need to be repaired before flooring is laid.

  • What you’ll see – A distinct, usually straight crack running across a section of the floor, maybe following the line of insulation boards below. This suggests the subfloor has moved.

  • Is it a problem? Yes, this is a red flag – The screed itself isn’t the cause – it’s the victim of an unstable base that needs investigating.

5. Incorrect UFH Commissioning:

  • What you’ll see – Jagged, wide cracks appearing directly over the heating pipes. This shows that the areas with pipes have dried and shrunk rapidly, while the cooler areas in between haven’t, causing a tearing force.

  • Is it a problem? Yes, and it’s avoidable – If you’re installing underfloor heating the commissioning process should be slow and steady. This is because it allows the screed to get used to the temperature changes gradually. Turning it on fully, all at once, will almost always result in cracks.

How to Fix Cracked Screed

Once you’ve identified the type of crack in your floor, you’ll want to know how you can fix it – and if you can fix it. For surface cracking little to no intervention is required. For more serious cracks, a proper repair is essential if your floor is to be durable.

1. For Fine Surface Cracks (Shrinkage & Crazing):

  • The Fix – Do nothing at all. This is the best course of action you can take.

  • Why – These cracks are cosmetic and, on the surface, so trying to fill them is a waste of time. The flexible adhesive you use for your tiles or the underlay for your wood flooring will easily manage these. Just go ahead with your planned floor covering.

2. For Problematic Cracks (Forced Drying & UFH Errors):

  • The Fix – These need to be repaired before you lay your finish. The professional method involves using a low-viscosity epoxy resin

  • How it’s done – We’ll widen the crack slightly with a grinder and cut small ‘stitches’ across it every 30cm or so. After vacuuming out all the dust, pour the deep-penetrating resin in, gluing the two sides of the screed back together and restoring the floor’s stability.

3. For Red Flag Cracks (Subfloor Movement):

  • The Fix – Don’t cover or patch this crack. The crack isn’t the problem – it’s just the symptom of a much bigger issue.

  • What to do – You need to find the cause. Is the insulation below instable? Is the concrete slab moving? Covering this crack without fixing the underlying movement means it will reappear. If you can’t work out what’s caused it, you’ll need to call in a builder or structural engineer.
